In short: sealcoating in Orlando typically costs $0.15–$0.30 per square foot as an estimate, with crack filling at about $1–$3 per linear foot. Most asphalt here benefits from a fresh coat every two to three years.

What sealcoat actually does
Asphalt is held together by a binder that the sun dries out. Once it oxidizes, the surface turns gray, gets brittle and lets water in through hairline cracks. Sealcoat puts a protective layer over the top that blocks UV, sheds water and resists oil and gas drips. It doesn't fix a failed base, but it slows down everything that leads to one.
How we sealcoat
- Blow and sweep the surface clean, and treat oil spots so the coat bonds.
- Fill cracks first. Sealcoat over open cracks just hides them for a season.
- Apply the coat evenly, with edges cut in by hand along curbs and garage slabs.
- Block traffic until it dries, then re-stripe if it is a lot.
Sealcoating price guide
| Job | Estimated price | Notes |
|---|---|---|
| Sealcoating | $0.15–$0.30 / sq ft | Lots; driveways carry a minimum |
| Crack filling | $1–$3 / linear ft | Done before sealing |
| Re-striping after sealcoat | Priced per job | Parking lots |
These prices are estimates. The per-square-foot range reflects commercial lots; residential driveways usually carry a minimum job price, and sealer prices vary widely between products.
When not to sealcoat
New asphalt needs to cure before its first coat, and a surface with potholes or widespread alligator cracking needs repair first. We'll tell you honestly if sealcoat isn't the right spend yet.
Sealcoating questions
How long until I can drive on fresh sealcoat?
Usually the next day, sooner in full sun. We give you a reopening time for your job.
Does sealcoat make asphalt slippery?
Quality sealers include sand or aggregate for traction. It looks glossy but grips.
Can I sealcoat my new driveway right away?
No. New asphalt should cure first, commonly for several months, before its first coat.
